Why You Should Inspect Your Home's Roof

HOW OLD IS YOUR ROOF?

As a homeowner, it’s probably easy to start taking your roof for granted; after all, roofing materials are designed to last for years, but as with all things, nothing lasts forever. There will come a time when you'll be tasked with replacing the roof on your home, but where do you start, how do you know when it's time to replace your roof? One of the first signs of a roofing problem will be stained ceilings.

ROOFING SHINGLES AND VENT FLASHINGS

These stains, which are usually brown or yellow, is a good indication that water has permeated the roof and is making its way into your home, which is not uncommon if your roof is 15 to 20 years old. This timeframe represents the average life of a roof equipped with asphalt shingles, which is the most common roofing system for residential homes.

Of course, not all water leaks require a complete roof replacement; in some cases, the problem can be corrected by inspecting/replacing vent flashing, a roofing material that covers the joints in your roof. Vent flashing is made from either aluminum or galvanized steel and is designed to work in conjunction with shingles, to help keep water out of your home. If this roofing material is cracked, warped, or not properly seated water will find it's way into your home.

WHEN TO CALL A PROFESSIONAL ROOFING CONTRACTOR

Obviously, trying to determine the cause of leaking roof, or when to replace a roof, are not things that the everyday person is knowledgeable about, which is why it is a good idea to enlist the expertise of a professional roofer. Professional roofing contractors are trained to look for worn roofing shingles, problems with vent flashing, inconsistent tarring, improper shingle nailing, and much more.

INSPECTING YOUR ROOF

While it’s always best to hire a professional roofer, you should still visually inspect your roof for signs of problems. For example, shingles that appear warped or torn may indicate that roof repair is in order, or it's possibly time for a new roof. The same holds true for asphalt granules found in your gutters or downspouts. As asphalt shingles begin to reach the end of their lifecycle, their granules can no longer adhere to the shingles, and as a result, they make their way into your gutters and downspouts. So, it’s a good idea to inspect your gutters and downspouts whenever you inspect your roof.

GETTING THE MOST OUT OF YOUR ROOF

As a homeowner, you’re encouraged to do your due diligence and choose a reputable roofing contractor. Whether you're in need of roof repair or a new roof, quality materials, along with quality workmanship, can ensure that you get the absolute most out of your roof. For example, your contractor should be able to answer questions regarding warranty periods, roofing options, wind speed ratings, and much more. Although it sounds cliche, your home is, in fact, your biggest investment, and therefore, you want to make sure that you hire the best contractor for the job.

HERE’S A DETAILED INSIGHT OF ROOFING BEFORE YOU DECIDE WHICH TYPE OF ROOF IS RIGHT ONE FOR YOU

Every house must really have a sturdy, watertight roof that ensures protection from severe weather conditions like a hurricanes, snow storms, thunderstorms, extreme heat, etc. Whether it is a residential home or commercial building, correctly installed roofing systems keep people across the United States safe and dry from the harsh elements while also helping to insulate homes from the heat and cold.

Your roof is very important because it is essential to the protection of your framing and wood that makes up your home. Without it your family would be exposed to harmful mold which is a major health hazard for you and your loved ones. There are many types of roofing systems that are made for both residential or commercial properties that are in America. Both commercial and residential structures serve a different purpose and some require a different process to build in some cases. Each type of building uses many types of roofing materials to make them impervious to moisture.

INSTALLATION METHODS

There are many different types of commercial roofing systems and also different methods of installation when low sloped roofing systems are involved.

MECHANICALLY-ATTACHED SYSTEMS

Mechanically attached systems are a system which involves a method of only attaching the roof with screws termination bar or also known as batten bar for flat roof membranes. This method I would never suggest as many roofs have blown off due to high winds. Many roofing contractors will install a EPDM rubber roof using this method and they are not well attached or storm-resistant as rubber membranes are not as strong as TPO.

A fully adhered roofing system is much more superior to any other method of roof installation.

A fully adhered roofing application method is the process of gluing down the roofing membrane to the sub straight. Oil base glue is usually the best option to use on a fully adhered roofing system however it is much harder to work with. You install membrane systems with using oil base glue by gluing both sides of the application.

You glue the substrate whether you are gluing directly to the decking or insulation and peel back the membrane then only glue small sections at a time so that there is a less chance of an error or trapped wrinkle. There is also a wait factor where you must wait for the glue to get tacky before you start installing the membrane.

BALLAST ROOFING SYSTEMS

Ballast roofing systems use large river rock to weight down the roof and also preserve the membrane by reflecting UV rays from the sun. This method of installing a roof has a great liability and the potential of causing property damage or human harm when the rocks fall from the roof. You save on the glue but it takes much more manpower and labor time to install.

DIFFERENT TYPES OF LOW SLOPED ROOFING SYSTEMS

Many different types of low sloped roofing products are used on both residential and commercial roofs located around the USA.

TPO ROOFING SYSTEMS

Many commercial buildings are flat and require a low sloped roofing system to be installed. Low sloped roofing systems also vary. The most top of the line low sloped roofing system is TPO roofing membrane.

COMPOSITION:

"Thermoplastic Polyolefin (TPO) is a single-ply reflective roofing membrane made from polypropylene and ethylene-propylene rubber polymerized together."(SOURCE: Firestone Roofing Systems)

Most of the TPO on the market today is ninety percent recyclable and highly energy reflecting from harmful UV rays that radiate from the sun. PVC roofing membrane is similar to and it can be hard to tell the difference between the two roofing systems however PVC is softer and can burn much easier when you are wielding it with a TPO heat gun.

EPDM RUBBER ROOFING SYSTEMS

EPDM rubber roofing membranes are applied with primer and glue either with a mechanically attached method, fully adhered method or a Ballast roofing system method. It is much like working on an inner tube on your bike when you were a small child. In fact, patching a rubber roof and an inner tube are very similar processes.

Regular EPDM roofing membrane is not very UV protective and draws in heat unless you install white EPDM which is twice as expensive.

ASPHALT FLAT ROOFING PRODUCTS

Asphalt roofing products for low sloped roofs are more of a old school method of roofing. These products are still used today however they are bad for our environment.

STEEP SLOPED ROOFING PRODUCTS

Steep sloped roofing products are used on both commercial and residential roofs that have a sloped pitch.

ASPHALT SHINGLE ROOFS

Asphalt shingle products are the most commonly installed roof product on residential homes in the United States. Shingle roofs are also installed on many commercial properties such as many apartment complexes, churches, schools and government buildings. Asphalt shingles look appealing and their cost meets the budget of an average homeowner.

TILE ROOFING

Tile roofing systems are a very high end roofing product that lasts many decades. There are many types of tile roofing systems sold on the market today such as real slate, fake slate, barrel roofing tile, imitation shakes, concrete roof tiles and metal shingles. many of the tile roofing products are fire resistant and can withstand severe weather. Tile roofing systems can be very expensive for both the labor and the materials.

WOOD SHINGLES

Wood shingles have been installed for centuries and have been around for generations. Cedar shake shingle roofing is still rather expensive in our modern time due to the manufacturing process. The underlayment must be a thick high quality underlayment because it is what keeps the roof dry. The Cedar Shakes protect the underlayment by protecting it from the sun rays. Cedar shakes swell and absorb rainwater. The installation process is slow and time consuming.

No matter what kind of roof you are considering there are many types of roofing systems along with many choices of design and installation methods. It is best to do lots of research and get advice from a experienced roofing contractor in your area. CAN AN HONEST ROOFER REALLY BE SUCCESSFUL IN TODAY'S WORLD?

While a subject like this may seem uncanny in a way for some there is truth to the fact that an honest roofer has a much more difficult time with business success. There are two types of roofing contractors.

There are contractors who spend an average time of ten to fifteen minutes on a roof estimate. These types of roofing contractors usually are the most honest and they give an honest price with a goal of paying their bills and making a good living. They usually do not use any high-pressure sales tactics and they are not out to get rich. The bad thing about this is that when things get bad with the housing market or the economy slows down they struggle and sometimes go out of business.

Most of the time an honest roofer has true skills and real hands-on roofing knowledge that has developed over time from years of experience. Many of the smaller guys will do everything themselves like estimates, repairs and even write their own contracts.

The other type of roofing contractor are ones that mix car sales with roofing sales and use high-pressure sales tactics. They also charge outrageous prices and many times use financing companies to set up financing because their prices are so high that there is no way for a customer to make an immediate payment for the job. Most of the salesman from these types of companies have very little roofing knowledge and many of them have never actually even step foot on a roof. These roof salesmen are taught to spend hours with a homeowner in order to wear them down. In some cases, homeowners are ready to call the police in order to get them removed from the property. They will sit their butt on the couch for four hours using every engineered sales trick in the book.

Usually, these types of companies are more interested in how much they can profit versus the concerns and welfare of the customer. While it is true that these types of businesses are very profitable and when times get bad with the economy they can just make a few budget cuts and still survive with minimal effort but an honest roofer may ask the question "How do they sleep at night?".

I know some of these types of companies that are in the news each year for giving some of their employees million dollar Christmas bonuses. The facts boil down to this in my opinion; people work hard for their money and a roof should not cost thousands of dollars above the average industry market price. By talking people into contracts that take them many years to pay off while using engineered high-pressure sales tactics separates you from what is known as an honest roofer. These roofing companies do not often ever struggle financially because of such large profit amounts from each job they sale.

It is much more difficult for an honest roofer to succeed but they can sleep much better at night providing an honest service for an honest price. The world is not made for honest men it is designed for crooks to make large profits off the backs of hardworking people who just want to pay their bills and take of their families.

BRINGING TO LIGHT SOME OF THE MOST COMMON ROOFING PROBLEMS

What Are Some of The Most Common residential Roof Problems? There are many factors that can cause roof leaks and common roof problems. Most of the time the main cause of roof leaks or common problems with a roof all boils down to poor workmanship. It can be that a person who installed a roof just has very little roofing knowledge or he may have been taught to install a roof improperly which in many cases the person will remain confident that he or she actually knows what they are doing. It may well be that a person only cares about making a quick buck rather than the workmanship performed.

Whatever the case may be there are many types of roofing problems that are commonly known to most roofing contractors. Most roofing contractors receive hundreds of calls each year about roofing problems and situations that have the same direct cause.

PIPE COLLARS

Most of the time when a homeowner contacts a roofing contractor over the phone and describes a roof leak in a bathroom area then it is safe to assume that the leak is coming from a pipe boot around a plumbing vent that allows airflow into the plumbing system for a toilet to flush. On occasion, a bathroom fan connected to a vent pipe up through a roof could also be the cause of a roof leak but eighty percent of bathroom leaks come from a pipe collar.

On most newly built homes building contractors have the plumbers supply the pipe collars for the roofers to install and they will purchase the cheap plastic pipe collars that are generated by the sun rather quickly. Aluminum pipe collars are much better because the ring that goes around the pipe is made out of a much more durable EPDM rubber material.

Lead pipe boots are even better as they cover the entire pipe and last for many years. With more and more modern technology coming to the roofing industry there are now some companies that make high-quality pipe flashings that can last a lifetime such as PermaBoot or The Ultimate Pipe Flashing made by Lifetime Tool.

SKYLIGHTS, CHIMNEYS AND FLASHING PROBLEMS

The most common problem that any roof penetration has is that the corners are not wrapped with flashing in a correct way. Almost every common type of roof problem on residential homes comes down to a corner that is improperly wrapped with step flashing. Skylights, walls, and chimneys all have corners that have to be wrapped properly for proper waterproofing.

VALLEYS

Valleys have a very heavy accumulation of rainwater so it is very important that they are installed properly. There are three main ways that valleys are done depending on the area that you live in.

In colder climates, valley metal is installed so that snow and ice can not grip to the smooth surface of the metal and cause an obstruction. One of the best ways to install a valley is to weave the shingles from both sides making the valley strong and secure. In some places, they do what is known as a California cut or a no-cut valley. These methods are more appealing than the other methods and are they are done properly they also will not leak.

RIDGE VENTILATION

In the old days, it was a common thing to install a metal ridge vent which had a few problems. Much of the old metal ridge vent was only eight inches wide which caused rain to blow up under the vent causing a roof leak. Another problem is that the ridge vent was not often nailed in the roof rafters as it should be. This lead to ridge vent blowing off and also broken plywood because the roofers would nail in nails through vibrating plywood that would take some hard hits to sink the nails.

At Aquashield Roofing Company we strive to surpass the expectations of our customers with a superior roof through the use of experienced salespeople, skilled workers, professional project management and fair business practices. We promise to never cut corners and to always offer our valued customers the very best quality roofing materials from the top manufacturers in the industry. THE BENEFITS OF HAVING A ROOFER DO A CHECKUP

Roof maintenance is an ongoing measure that has to be performed each year even when the roof is not leaking. This will prevent future roof leaks, emergency repairs and sudden damage during the storm season. In the Hampton Roads area, a good roof inspection is the first step which involves scanning the existing roof and identifying all the areas that need repair before a large storm hits the Tidewater area.

During the inspection of the roof, we will then draft a list of materials and a plan of action that will be guaranteed to resolve any potential roofing problems in the near future. We will then provide you with a written contract that includes both materials and labor. Our price will always be an amount that is affordable for you and your family.

Otherwise, if the roof is very old and irreparable it may be advisable to remove your old deteriorated roofing system and install a new roof that is designed to last for many decades.

This is sometimes the best option especially if your nickel and dimming your wallet by trying to repair a roof that keeps on causing you problems. In some cases, a roof replacement is for those who are only wanting to give their home a fresh new look while also providing peace of mind knowing that your home is safe, secure and impervious to moisture. Making sure your roof is leak proof and secure is very important, This is why Aquashield Roofing will inspect your roof before, during and after each new roof installation.

The roofers at Aquashield Roofing know that satisfied homeowners are the most important part of our roofing services. They have then dedicated themselves to installing only high-quality roofing systems that are efficient, leak-free, and long-lasting. Our prices for any new roof replacement are reasonable and no high-pressure sales tactics are used to our potential customers. Each one of our roofers has many years of good hands-on roofing experience and every one of our skilled staff members are dedicated to providing only top of the line workmanship at an affordable price.
